Attracting tenants to a freshly revived 1980s corporate campus turned premier life science campus in the Research Triangle with a spec BSL-2 lab and office environment

As part of King Street Properties’ broader initiative to take the EastRidge at Perimeter Park campus to the next level as a premier destination for research and development and life science companies in the Raleigh-Durham market, the buildout of a top-quality spec lab and office was key to attracting tenants. A nearly 6,000-square-foot suite in Building 500 was selected to be converted into a modern flex office/lab model to aid potential tenants in envisioning the campus as a place where their business could thrive.

Barringer has been there for King Street Properties since they first started looking to acquire property in the Triangle. This project followed the successful completion of multiple improvement projects at their EastRidge campus.
Located within Building 500 on the newly redeveloped and revived EastRidge at Perimeter Park campus, originally built in the 1980s, the existing space required significant upgrades to host a new, modern, state-of-the-art lab and office.
This flex-use project includes a spec lab and a small spec office with private offices, a conference room, open office workstations, and a coffee/break area.
The BSL-2 spec lab is equipped with dock-high loading, fume hoods, mobile benching, lab expansion capabilities, and lab storage.
Lab casework and equipment are notorious for having long lead times. With our team’s knowledge of current market conditions, we assisted the design team in ensuring that product selections and approval deadlines were met to allow for early procurement and on-time delivery.

Identifying and solving MEP challenges within a 40-year-old building

Facing the challenge of enhancing an existing facility constructed in the 1980s to support advanced life sciences research, the client sought practical solutions tailored to their specific needs. The scope of work included new electrical services to accommodate the increased load demand, a dedicated outdoor air system (DOAS) unit, a remote terminal unit (RTU), and new exhaust fans. Additionally, the ceiling panels in the space are outfitted with power, vacuum, and compressed air. Through meticulous planning and execution, the construction team ensured the seamless operation of these critical systems, providing our client with a facility that meets current needs and supports future advancements in life sciences research.

Ensuring schedules with precision and commitment

Timely construction delivery was crucial to client satisfaction, as it ensured they could immediately start attracting new tenants to the campus. We prioritized early engagement with the lab equipment vendor to uphold the schedule amidst material procurement challenges in a competitive market. Early collaboration in the project enabled the team to order the lab casework and equipment well in advance, ensuring the space was completed by the deadline. This collaborative design-assist approach allowed us to anticipate and address potential delays proactively.
