Bringing a mixed-use development to Charlotte’s expanding South Tryon Corridor

Located at the corner of Tryon Street and Tremont Avenue in Charlotte’s South End neighborhood, this four-story ground-up construction project serves as one of the first and largest mixed-use developments on the city’s rapidly expanding South Tryon corridor. Completed in August 2020, the building features 90,000 square feet of space and is home to a mix of creative office space, retail, and medical offices. Unique design elements include a combination of modern finishes with industrial features, and it boasts floor-to-ceiling windows on every level.

The property includes 10,000 square feet of retail space, three levels of Class A office space, and an abundance of surface parking.
To create the timbers, the cedar was harvested from a mountain in Alaska, sliced into layers, and laminated together before being fabricated into precision-engineered beams and shipped to Tennessee for millwork. Once on site, the ready-to-assemble method is similar to that of an erector set.
The 2100 South Tryon development was a finalist for the Charlotte Business Journal’s Heavy Hitters Commercial Real Estate Awards in the Office Development Multi-Tenant category.

Expanding mixed-use developments in South End

One of the more popular neighborhoods in Charlotte, South End has quickly transformed from a mostly abandoned warehouse district to a thriving area with an abundance of dining, residential, and entertainment spaces. The construction of this building on the west side of Tryon Street helped jumpstart South End’s expansion even further and added an industrial element to the area. The building currently houses a variety of retail spaces on the main level, followed by a doctor’s office, radio station headquarters, and corporate office space – of which the latter two are Barringer projects.

Topping-Out Celebration

Members of the development, design, and construction teams gathered to celebrate one of construction’s oldest traditions: a topping-out celebration. Project partners and subcontractors enjoyed coming together over lunch to celebrate the project’s safe progression and participate in the significant ritual of signing a beam to be placed at the peak of the building, allowing them to leave their mark on this development permanently.

First mass timber project in Charlotte

Also, as part of the 2100 development, 2120 South Tryon is Charlotte’s first-ever cross-laminated timber (CLT) building. The two-story, 4,622-square-foot retail building with a 1,800-square-foot rooftop deck serves as a test pilot to measure the success of the new structural material for potential larger-scale use in the future.

Unique to standard building materials, CLT is a sustainable, eco-friendly product that is prefabricated off-site and arrives ready to be assembled with ease, cutting down on waste and saving time on installation. For 2100 South Tryon, a rare Alaskan Yellow Cedar was selected for its warm aesthetic and long-term durability.

Sharing Lessons Learned With Our Industry Peers

Vision Ventures, BB+M, and Barringer partnered with AIA Charlotte and WoodWorks/Wood Products Council to give an AIA-accredited presentation on Mass Timber Construction to dozens of other local industry professionals. The presentation educated participants on the rise of cross-laminated timber in our industry nationwide and shared best practices and lessons learned from project team members who worked on the first CLT build in Charlotte.
